at the Edge of the

Two distinct tracts offered by multi-par auction: the 27.36 ± acre homestead — luxury residence, show barn, covered arena, County Road 545 frontage, and an income-producing storage building — and the 17.00 ± acre airpark with its hangar and FAA turf runway. Luxury Homestead, Show Barn & Arena

The heart of the estate: a 3,760 sq ft residence (4 bed / 3½ bath, extensively updated 2021), 1,150 sq ft climate-controlled 4-car garage with tornado shelter, 1,000 sq ft pool house (2024), and a saltwater pool with cabana — plus the 8,400 sq ft 18-stall show barn, 720 sq ft climate-controlled tack room & office, and a 20,000 sq ft lighted covered riding arena.

Also part of Tract 1: open pasture with County Road 545 frontage and a 1,200 sq ft (30 × 40 × 14) steel storage building with double-ended roll-up doors, active electric service, and a 20-ft crushed stone drive — currently generating $1,300/month in passive income on a month-to-month lease.

Beyond a private residence, the covered arena, show barn, pool house, and five RV hookups give the homestead a ready footprint for a corporate retreat, wedding or event venue, or equestrian event center — an hour from Dallas.

Bidder Questions

Frequently Asked Questions

Everything serious bidders need to know — how multi-par bidding works, the 3% pre-auction credit, what's due when, how to preview before the gavel falls, and whether the estate could work as a venue.

The estate is offered in two tracts. You decide what fits: bid on Tract 1, bid on Tract 2, or bid on the entire property as one whole. Individual-tract and whole-estate bids all run against each other at the same time — when bidding closes, the tracts are awarded the way that produces the highest total. You are never required to take more than you want.
Yes, and it takes just a few minutes. Create a free account on the auction page at landmanauctions.com, agree to the Auction Terms & Conditions, and add a credit card for identity verification — the card is never charged. We do not require proof of funds, bank statements, or a copy of your ID. Then register for this specific auction.
We reward buyers who come to the table early. Enter an opening bid through the auction page at landmanauctions.com during the pre-bidding window — before the live auction officially begins — and, if you are the winning bidder, you receive a credit equal to 3% of your opening bid amount, applied at closing. A pre-auction bid does not end the auction: your bid becomes the opening bid and bidding continues on auction day.
You sign the purchase contract that same day and deliver a 10% deposit on the total contract price by wire transfer or certified funds — credit cards cannot be used for any portion of a real estate purchase. The remaining balance, the 10% buyer's premium, and your customary closing costs are due at closing, approximately 30 days later. Your 3% Pre-Auction Bid Credit, if earned, is applied there.
A 10% buyer's premium is added to your winning bid to arrive at the total contract price — bid $400,000 and the contract price is $440,000. Factor this in when you decide what to bid. In a traditional sale the seller's costs are built invisibly into the asking price; at auction that cost is simply broken out and shown to you, in exchange for a transparent process with a published sale date and an open bidding field.
Either works — we do not ask you to prove it at registration. But auction contracts are not contingent on financing, appraisal, or inspection. If you plan to finance, have full underwriting approval in hand before you bid and confirm your lender can close in 30 days. Only bid what you are confident you can close, because your deposit is at risk if you cannot.
Yes, and we encourage it. Showings are by appointment only. Arrange a private showing with Lisa Weaver, Realtor — (972) 839-7227 or lisahenrygroup@gmail.com. Bring your inspector, contractor, or lender. All due diligence must be completed before auction day; the property sells as-is, where-is with no repairs.
Absolutely — we welcome broker participation and pay a participating broker 20% of the collected buyer's premium when their registered client wins and closes. Your agent must complete the Broker Participation & Buyer Authorization form and register you as their client before the published deadline. Buyers cannot be registered retroactively.
It has the bones for it. Tract 1 pairs a 20,000 sq ft lighted covered arena and an 18-stall show barn with a 3,760 sq ft residence, a 1,000 sq ft pool house, saltwater pool and cabana, five RV hookups, and a 48kW backup generator — all on 27.36 ± acres about an hour from Dallas and 20 minutes from McKinney and Rockwall. Add Tract 2's 3,300 sq ft hangar and turf runway for fly-in guests and you have a rare setting for a corporate retreat, wedding or event venue, equestrian event center, or hospitality concept. The property sells as-is in its current residential and agricultural use, so any commercial, event, or hospitality use is yours to confirm — permitting, septic capacity, parking and road access, any deed restrictions, and the effect on the agricultural exemption — as part of your due diligence before auction day.
